June 2026 Market Update

(Based on MLS Activity from May 1, 2026 – June 1, 2026)

Real estate activity across Mendocino, Lake, and Sonoma Counties remained active throughout the month, with buyers continuing to respond favorably to homes that are priced appropriately and aligned with current market conditions.

One of the most notable trends this month was the reduction in marketing times across the region. Well-positioned properties are attracting attention more quickly, while homes priced above market expectations continue to experience longer exposure and increased negotiation activity.

Below is a breakdown of how each county performed during the reporting period.

Mendocino County

During the reporting period, 19 homes closed in Mendocino County.

Median Sale Price: $564,000

Average Sale Price: $654,316

Average Home Size: 1,622 sq ft

Median Days on Market: 46 days

Price Range:

Highest Sale: $1,750,000

Lowest Sale: $325,000

What This Means:

Mendocino County continues to demonstrate steady market activity, with buyers showing strong interest in well-priced homes throughout the county.

With a median of just 46 days on market, properties that are properly priced and presented are attracting attention relatively quickly compared to historical averages for the area.

The market remains competitive for desirable homes, particularly those offering updated features, larger lots, or sought-after locations. Sellers who align their pricing with current market conditions are seeing stronger engagement and shorter marketing times.

Notably, more than 70% of the homes that closed during this reporting period sold within the first 60 days, reinforcing the importance of accurate pricing from the start.

While buyer demand remains healthy, homes that remain on the market beyond 90 to 120 days may require pricing adjustments or increased flexibility to secure an offer.

Lake County

During the reporting period, 74 homes closed in Lake County.

Median Sale Price: $330,000

Average Sale Price: $385,429

Average Home Size: 1,534 sq ft

Median Days on Market: 48 days

Price Range:

Highest Sale: $1,050,000

Lowest Sale: $97,000

What This Means:

Lake County continues to provide some of the most affordable homeownership opportunities in Northern California while still attracting a broad range of buyers across multiple price points.

With a median of just 48 days on market, homes that are properly priced and well-presented are moving faster than in previous months, signaling continued buyer demand throughout the county.

The increase in market activity suggests buyers remain active despite higher interest rates, particularly in entry-level and mid-range price segments where affordability remains a key advantage.

Sellers who position their homes competitively and prepare them properly before listing continue to have the best opportunity to generate strong interest and favorable results.

Sonoma County

During the reporting period, 395 homes closed in Sonoma County.

Median Sale Price: $835,000

Average Sale Price: $1,076,557

Average Home Size: 1,674 sq ft

Median Days on Market: 31 days

Price Range:

Highest Sale: $8,600,000

Lowest Sale: $275,000

What This Means:

Sonoma County continues to be one of Northern California's strongest real estate markets, supported by steady buyer demand and a broad range of housing opportunities across multiple price points.

With a median of just 31 days on market, properly priced homes are continuing to attract strong interest and move relatively quickly compared to surrounding counties.

Nearly half of all homes that closed during this reporting period sold within the first 30 days, highlighting the importance of strategic pricing and strong property presentation from the start.

The luxury market remains active, as demonstrated by several high-value transactions, while entry-level and move-up buyers continue to drive activity throughout much of the county.

Although demand remains healthy, properties that exceed current market expectations on price are still experiencing longer marketing times and increased negotiation activity.

Regional Takeaway

Across Mendocino, Lake, and Sonoma Counties:

Buyer activity remained steady throughout the region during the reporting period, with well-priced homes continuing to outperform the broader market.

A notable trend this month was the reduction in marketing times across all three counties. Mendocino County's median days on market dropped to 46 days, Lake County improved to 48 days, and Sonoma County remained strong at 31 days, demonstrating continued buyer engagement despite ongoing affordability challenges.

Strategic pricing continues to be one of the most important factors influencing a home's success. Properties that enter the market aligned with current buyer expectations are generating stronger interest and moving more efficiently than those priced above market value.

Entry-level and mid-range homes remain the most active segments throughout the region, while higher-priced properties continue to sell when positioned correctly and supported by current market data.

Today's market continues to reward preparation, accurate pricing, and strong marketing exposure from day one.
